Do I need a real estate agent to flip a house?

The technical answer is no, but the practical answer is yes.

Most seasoned real estate flippers, have their own licensed real estate agent specifically charged with finding them suitable properties to invest into, and once the property is renovated, this agent usually lists and attempts to sell the flipped house, gaining a commission from the initial investor.

 

In North Carolina, typically hiring a real estate agent as a buyer will cost you nothing. I say typically, because this is how most agents operate, but you may want to check with a few firms in your area to find out if they have specifically designated agency contracts for flipping real estate. Most transactions in North Carolina, the buyers agent commission comes from the selling agent, which is usually paid by the seller. This means you can hire a buyers agent to help you find a suitable property for flipping, purchase this property, and your agent is paid by the seller. Then you could also hire that agent to sell your renovated property for a commission or you could test your luck selling it without an agent.

One caveat here, you may save money in commissions by not using an agent to sell your flipped property, however, your house will likely stay on the market much longer, as you, the public does not have access to the MLS without an agent. (Multiple Listing Service - where all the agents list their properties for sale and all other realtors search first for suitable properties for their buyers) Also, you will likely get less money for your flipped real estate because you lack the knowledge and negotiation skill that an agent could provide.

To sum it all up, if you are seasoned in flipping real estate in North Carolina, then you may have the necessary skills and connections to buy and sell your property wihtout an agent. However, a licensed agent can many times give you a shorter time on the market and a sale price much closer to your asking price than if you were to try it alone.
